Important 2026 route clarification

P12 Is Now Laurel–Greenbelt, Not the Old Eastover–Addison Road Route

If you remember the P12 bus traveling between Eastover and Addison Road, that information belongs to the older WMATA route network.

WMATA launched its redesigned Better Bus network on June 29, 2025. The current P12 designation is used for the Laurel–Greenbelt corridor, replacing the previous 89M service pattern.

Current P12 — Laurel–Greenbelt

Greenbelt Station, Sunnyside Avenue, Baltimore Avenue, Ammendale Road, Cherry Lane, Downtown Laurel and South Laurel Park & Ride.

Status: Current route designation.

Former P12 — Eastover–Addison Road

Older route information references Eastover, Glassmanor, Southern Avenue, Suitland, District Heights and Addison Road.

Status: Historical route designation. Use the current network for these journeys.

Do not use the 2021 P12 Eastover timetable for a 2026 journey. The route number was reused. If your destination is Suitland, Southern Avenue or Addison Road, use the current WMATA trip planner to find the applicable route instead of boarding the Laurel–Greenbelt P12.

Our published WMATA bus schedule and Better Bus network guide explains the current route prefixes, renamed services, official timetable lookup, fares and route-change tools.

For the official P12, use WMATA’s P12 timetable effective December 14, 2025.

On Saturdays and Sundays, the first published departure is 6:40 AM in both directions. Weekend last trips differ by day and direction.

Monday–Friday Laurel → Greenbelt 5:15 AM 10:10 PM
Saturday Greenbelt → Laurel 6:40 AM 11:40 PM
Saturday Laurel → Greenbelt 6:40 AM 10:40 PM
Sunday Greenbelt → Laurel 6:40 AM 9:40 PM
Sunday Laurel → Greenbelt 6:40 AM 9:40 PM
Terminal times, not every stop’s departure. For example, the 5:45 AM bus from Greenbelt reaches Baltimore Avenue and Downtown Laurel later. Select the boarding intersection in WMATA Rider Tools or busETA for your actual stop.

How Often Does the P12 Bus Run?

WMATA’s published route profile shows an average of about 45 minutes between buses during weekday rush periods and about 60 minutes during many off-peak and weekend periods.

Weekday rush 45 min
Weekday midday 60 min
Weekend 60 min

The visual compares typical departures per hour; it is not a live service-performance chart. Exact departures in the published schedule may be unevenly spaced.

Practical waiting-time advice Because a missed P12 may mean waiting 45–60 minutes, check live arrivals before leaving and aim to reach the stop about 5–10 minutes early. Allow extra time for important rail transfers, work shifts or medical appointments.

Greenbelt Station and South Laurel Park & Ride: Where to Board P12

The two terminals have different boarding arrangements. Identifying the correct bay is especially useful when changing from Metrorail or another bus.

Greenbelt Station — Bay B Northbound

WMATA’s P12 stop list identifies Greenbelt Bay B for buses heading north to Laurel.

Look for: P12 North to Laurel.

South Laurel Park & Ride — Bay A Southbound

The published stop list identifies South Laurel Park & Ride Bay A for P12 service toward Greenbelt.

Look for: P12 South to Greenbelt.

Greenbelt Station: Metro-to-P12 Transfer

  1. Exit the Metrorail station toward the bus boarding area.
  2. Find the bus bay signs.
  3. Locate the P12 listing for Bay B.
  4. Check the destination as North to Laurel.
  5. Open busETA to confirm the next departure.
  6. Board using your selected Metrobus payment method.

South Laurel: Returning to Greenbelt

  1. Go to the South Laurel Park & Ride boarding area.
  2. Check the current P12 bay sign, normally Bay A.
  3. Confirm the bus destination says South to Greenbelt.
  4. Check the last departure if traveling in the evening.
  5. Allow time for your Metrorail connection after reaching Greenbelt.
Bay assignments can change temporarily. If construction or an event moves a stop, follow WMATA’s active alert and posted instructions, not an older saved map.
2026 fare details

How Much Is the P12 Metrobus Fare?

P12 is a regular WMATA Metrobus service. WMATA’s fare tariff effective November 18, 2025 lists the regular Metrobus fare at $2.25 and the qualifying reduced fare at $1.10.

Regular fare $2.25 Standard Metrobus ride.
Reduced fare $1.10 Eligible riders under WMATA’s fare programs.
7-day regional bus pass $13.50 Regular pass price listed in the WMATA tariff; check coverage and eligibility.

Can You Transfer From P12 to Metrorail?

Yes. P12 serves Greenbelt Metrorail Station. WMATA publishes regional fare-transfer benefits for qualifying electronic payments:

  • Metrobus to Metrobus: eligible unlimited free transfers within two hours.
  • Metrobus to Metrorail: a qualifying transfer discount of up to $2.25 within two hours.
  • Metrorail to Metrobus: qualifying two-hour transfer benefits may cover the regular bus fare.

These benefits depend on payment method and fare rules. WMATA specifies that SmarTrip and eligible contactless payments support Metro-to-Metro transfer discounts, while pass-product usage has separate conditions.

Check the current WMATA fare and transfer policy.

Fare difference to remember P12 uses the regular $2.25 Metrobus fare. Do not confuse it with WMATA’s designated higher-fare express routes or with a neighboring county’s separate bus system.

How to Track P12 Bus Arrivals Using busETA

WMATA’s busETA provides stop-based bus arrival information. Its P12 page includes both North to Laurel and South to Greenbelt directions, with individual stops listed in route order.

1 Open busETA Use WMATA’s official P12 tracking page.
2 Choose direction Laurel or Greenbelt.
3 Find your stop Match the correct intersection.
4 Read the ETA Check minutes and available vehicle information.
5 Recheck Refresh before leaving and read alerts.

Open the live WMATA P12 busETA stop list.

Scheduled time is different from a live arrival. WMATA explains that schedule information may appear when GPS-based prediction data is unavailable. A bus shown in the timetable is not necessarily confirmed to be physically approaching your stop.

What Does “1 Stop Away” Mean?

When busETA reports that the bus is one stop away or approaching, it indicates a vehicle-location prediction or status. It does not guarantee the exact number of minutes remaining because traffic and boarding delays can change.

What if P12 Does Not Appear in Tracking?

Check that you selected the current P12 Laurel–Greenbelt route, not an old Eastover service. Confirm the correct direction, try searching by the stop code and review WMATA’s current service advisories.

Local and regional transfers

P12 Bus Connections: Greenbelt Metro, Laurel MARC and Other Services

P12 can be a useful neighborhood-to-rail connection for passengers traveling between Laurel and the larger Washington metropolitan area.

Greenbelt Metrorail

P12 connects with Greenbelt Station, served by the Metrorail network. Check the current Green Line train schedule and station operating notices.

Laurel MARC Area

WMATA’s P12 route profile identifies the Laurel MARC area among its destinations. Confirm the walking connection to the MARC station and train departure separately.

Other Metrobus Routes

Greenbelt provides transfers to other current Metrobus routes. Choose the correct P-route and destination; similar route numbers do not necessarily follow the same corridor.

Going From Laurel to Washington, DC?

  1. Board P12 southbound toward Greenbelt.
  2. Exit at Greenbelt Metrorail Station.
  3. Follow station signs to the train entrance.
  4. Check your required Metrorail route and destination.
  5. Confirm the total fare and any eligible bus-to-rail transfer discount.
  6. Allow extra time for rail disruptions or elevators.

If your journey continues through the District, our Washington, DC bus routes and Metrobus connection guide explains the current C/D route designations, major transfer options and live-departure tools.

Traveling Beyond Greenbelt Toward Montgomery County?

Some longer journeys involve Metrorail followed by Montgomery County Ride On rather than Metrobus P12 alone. Ride On has its own route network and fare policy; it is not the operator of P12.

For onward trips toward Silver Spring, Bethesda, Wheaton or Rockville, our Montgomery County Ride On routes, zero-fare and live-tracking guide helps you plan the separate local bus leg after your regional transfer.

Connection warning The P12 timetable does not guarantee that a connecting train or bus will wait. Compare your P12 arrival with the next service and allow a practical walking and transfer buffer.
Accessible public transportation

Is P12 Wheelchair Accessible?

WMATA states that all buses in its Metrobus fleet are accessible. Metro buses can kneel or lower, and vehicles have ramps or lifts for accessible boarding.

Wheelchair boarding Ask the operator to kneel the bus or deploy the ramp or lift where needed.
Priority seating Priority seating is provided for passengers with disabilities and older adults.
Audio and visual information Metro buses provide stop announcements or displays to help riders identify major stops and connections.

Accessible Stops Need Separate Checking

A bus may be accessible while the stop itself has difficult sidewalk conditions, snow, temporary construction or a missing accessible path. Check the actual boarding stop before leaving, particularly if you use a wheelchair, walker or another mobility device.

How to Plan an Accessible P12 Journey

  1. Open WMATA’s P12 timetable or trip planner.
  2. Select your boarding stop and destination.
  3. Review the physical stop location and pedestrian approach.
  4. Check service advisories for construction or relocation.
  5. Confirm the Greenbelt Metrorail station elevator status if transferring.
  6. Check reduced-fare eligibility if applicable.
  7. Ask the operator for boarding assistance when necessary.

Read WMATA’s Metrobus accessibility features.

MetroAccess is different from P12. MetroAccess is WMATA’s separate paratransit program for eligible riders who cannot use accessible fixed-route services because of a disability. It has separate eligibility, reservation and operating rules.

Same-day rider checks

Check P12 Service Alerts, Detours and Stop Closures

Published schedules do not show every temporary delay or stop relocation. Check official current advisories on the day you ride, especially if traveling through Laurel construction areas, Baltimore Avenue or Greenbelt Station.

Road detour Street work or incidents can temporarily move a bus away from its usual route.
Closed stop A temporary boarding point may replace the normal bus stop.
Schedule change WMATA may revise service intervals or published departure times through a new service period.

Check WMATA’s current Metro service status and alerts.

When an alert names a stop ID, compare it with the code on your physical P12 stop sign. Similar intersections can have different stops for the two travel directions.

Live status disclaimer This guide does not claim P12 is running without delays right now. Conditions can change after publication; the agency’s live tracker and advisories should be checked shortly before departure.
Practical problems and solutions

What to Do if the P12 Bus Does Not Arrive

The route in search results looks wrong

Confirm whether the page describes the current Laurel–Greenbelt P12 or the old Eastover–Addison Road service.

No bus appears on busETA

Check the direction, stop name and schedule. A missing prediction may reflect a data issue, a service gap or an operating change.

My stop is not in the printed timetable

Official PDFs show major timepoints rather than every individual stop. Find the exact stop in WMATA’s live route list.

I missed the P12 connection

Check the next scheduled trip and any alternative route. Do not assume another P-route travels along the same streets.

The bus has a different destination

Read the headsign. P12 North to Laurel and P12 South to Greenbelt are opposite directions.

My rail connection is too tight

Plan an earlier P12 departure and include the walk from the bus bay to the train platform, especially when using lifts or elevators.
